| Charge | Rate | Amount |
|---|---|---|
| Registration fee | 1% | ৳50,000 |
| Stamp duty | 1.5% | ৳75,000 |
| Local government tax | 2% | ৳1,00,000 |
| Source tax (gain tax, Sec. 53H) | 8% | ৳4,00,000 |
How it works
Each charge = Taxable value × Rate %. Taxable value = the higher of deed value and government assessed value.
About land registration charges
Registering a land sale deed costs much more than the registration fee alone. Stamp duty, local government tax and, in Bangladesh, the source tax under section 53H of the Income Tax Act are all collected at the sub-registry office on the day of registration. Together they usually add 7% to 14% to the land price.
Every jurisdiction charges on the higher of the price written in the deed and the government's own valuation of the land (the mouza rate in Bangladesh, the circle rate or guideline value in India). Under-declaring the price in the deed therefore does not reduce the charges once the government value is applied.
Bangladesh
- Registration fee 1%, stamp duty 1.5%, local government tax 2% (3% inside a city corporation), plus source tax of 3% to 8% of the deed value depending on the area class of the land. Prime areas of Dhaka and Chattogram attract the highest rate.
West Bengal
- Stamp duty is 6% in urban areas and 5% in rural areas for land valued up to 1 crore, rising by 1% above that. The registration fee is 1% of the market value.
Other Indian states
- Uttar Pradesh charges 7% stamp duty and 1% registration fee. Bihar charges 6% and 2% (5.7% and 1.9% for women buyers). Delhi charges 6% for men, 4% for women and 5% for joint purchase, with a 1% registration fee. Maharashtra charges 5% stamp duty plus 1% metro cess in cities, and the registration fee is 1% capped at 30,000.
Tips
- Ask the sub-registry office for the current mouza or circle rate before you negotiate, so you know what the charges will really be based on.
- Some states give a stamp duty rebate to women buyers. Registering in a woman's name can save 1% to 2%.
- Keep the deed writer's fee, court fee stamps and copying charges in the fixed extras field so the total matches what you actually hand over.
