Land Price Calculator

Turn a rate per Katha, Bigha, Decimal, Satak or Acre into the total price of a plot, or work out the per-unit rate from a total

Bigha and Katha are different sizes in different places. Pick the standard used where the land is, otherwise the total will be off.

  • Rate per unit = Total price ÷ Land size converted into that unit

About land price calculation

Land in Bangladesh, West Bengal, Bihar and Assam is almost always quoted per Katha, Bigha, Decimal or Satak, while the deed or survey record may give the area in a different unit. This calculator converts the plot into the pricing unit first and then multiplies, so a plot written as 2 Bigha 5 Katha priced at 12 lakh per Katha comes out correctly.

It also shows the same rate in every other common unit. A price of 10 lakh per Katha is the same as about 1,389 per square foot, or about 6.05 crore per Acre, which makes it easy to compare offers quoted in different units.

Worked examples

  • 5 Katha at 12 lakh per Katha = 60 lakh total
  • 1 Bigha (20 Katha) at 8 lakh per Katha = 1.6 crore total
  • 33 Decimal at 2.5 lakh per Decimal = 82.5 lakh total, which is about 1,894 per square foot

Before you agree a price

  • Confirm which Bigha or Katha standard the seller is using. A Bihar Katha (1,361 sq ft) is almost twice a Bengal Katha (720 sq ft).
  • Check the area in the latest survey record (khatian / porcha / RoR), not just the deed.
  • Compare the rate per square foot across offers, since that removes the unit confusion entirely.
  • Registration charges come on top of the price. Use the land registration cost calculator to estimate them.

❓ Frequently asked questions

How do I calculate the price of land from the per-Katha rate?
Convert the plot size into Katha, then multiply by the rate. For example, 1 Bigha is 20 Katha in Bangladesh and West Bengal, so 1 Bigha at 10 lakh per Katha costs 2 crore.
What is the price per square foot if land costs 10 lakh per Katha?
One Katha is 720 square feet in Bangladesh and West Bengal, so 10 lakh per Katha is 1,000,000 ÷ 720, about 1,389 per square foot.
Why does the total change when I pick a different region?
Bigha and Katha are not fixed units. A Bigha is 14,400 sq ft in West Bengal and Bangladesh, 27,225 sq ft in Bihar and Rajasthan, and 27,000 sq ft in Uttar Pradesh. The calculator uses the selected region's size when converting.
Can I enter the land size in Bigha and Katha together?
Yes. Use the second unit field to enter a measurement such as 2 Bigha 5 Katha. Both parts are converted and added before the price is calculated.
Does the total include registration fees and stamp duty?
No. This tool gives the bare land price. Registration fee, stamp duty and local taxes are extra and typically add 7% to 14% depending on the location. Use the land registration cost calculator to estimate them.
